Insuring a Michigan home well is a different job

Three things get missed on homes in Oakland, Livingston, Washtenaw and Wayne. Replacement cost — an older Birmingham or Ann Arbor home with plaster, millwork and slate costs far more to rebuild than it would sell for, and a rounded-down dwelling limit shows up as a coinsurance penalty at claim time. Water — the finished lower level is where the loss happens, and sewer backup and sump failure are endorsements, not automatic coverage. And Michigan’s no-fault PIP choice, where picking the wrong level to save a few hundred dollars a year can leave a catastrophic injury uncovered for life. We review all three, in writing, before you sign anything.

Common questions about our territory

Do you only serve Southeast Michigan?

No — the two offices are simply where we sit. Our license covers the whole state, and we write and service policies from Monroe to the Straits without anyone needing to change agencies.

Can you insure a home over two million in Birmingham or Bloomfield?

Yes. High-value homes usually belong with a private-client carrier rather than a standard homeowners form — guaranteed replacement cost, cash settlement options, and scheduled coverage for jewelry, art and wine. We are appointed with carriers that specialize in it.

What about a lake home or a cottage up north?

That is a large part of what we do. Seasonal occupancy, docks and hoists, boats, and a second address in a different county all change the rating. Putting both homes with one agency usually improves the pricing on each.

How much PIP should I carry under Michigan's no-fault law?

Since the 2019 reform you choose your level of Personal Injury Protection, and the lowest level is rarely the right one — your health plan may not cover auto injuries the way you assume, and a catastrophic injury can outlive a reduced limit. We review your health coverage in writing before recommending a level.

Is an office visit necessary?

Not once. The entire process runs by phone, email or e-signature if that suits you. Some clients prefer a table and a cup of coffee, and both offices keep the door open for that.

My home is not near Brighton or Plymouth. Does that matter?

Not at all. Two offices, but we write across Oakland, Livingston, Washtenaw and Wayne every week — Birmingham and Bloomfield as readily as Brighton. What matters to a carrier is the address and the home, not the distance to our door.
